Rare Homes offers two distinct pricing models for our property management services. The first is a traditional model, providing lettings and management services for a portion of the rental income. The second is an exclusive offering: a long-term management agreement that guarantees your rental income regardless of any vacant periods, incorporating the operational responsibility for property maintenance as if we were a landlord.

Traditional Management

For a fixed monthly fee, our team of professionals oversees all aspects of property management, including tenant vetting and placement, contract administration, property maintenance, and complete regulatory compliance.

Guaranteed Rent Offer

The Rare Homes Guaranteed Rent Offer is a revolutionary property management offering. Ensuring a pre-agreed rental income for a fixed term regardless of property occupancy, all the whilst taking on the operational duties of property maintenance and lettings management.

How it works

1. Assessment

We perform both online and in-person property assessments to ensure it meets all the necessary criteria required for our guaranteed rent services.

2. Offer

We make an offer to manage your property for a fixed term ranging from 2 to 5 years. This agreement binds us to pay the agreed rent for the entire contract duration.

3. Let and Forget

In accordance with our agreement, we guarantee that the property is meticulously prepared for tenancy. This encompasses fulfilling all essential compliance responsibilities and elegantly staging the property prior to viewings. Subsequently, we meticulously place and manage premium tenants, thereby transforming good homes into excellent, hassle-free assets for our landlords.

  • Exceptional London Homes. We have a minimum standard of specs for a property to be considered a Rare Home. However, as part of the guaranteed rent offer, we do carry out refurbishments and staging to bring the property up to our standard.

  • With our traditional property management service, we log all requests for maintenance within the Rare Homes Landlord portal, alongside pictures and quotes for the works.

  • Absolutely not. We have 100% transparent pricing.

  • We’ll contact you with any updates surrounding your priority as and when they pop up. Outside of these occasions, you can access the Rare Homes Landlord Portal; here, you can see an archive of all activity, tenancy status and a log of all administrative documents surrounding your property.

  • Although we’re extremely confident in our tenant sourcing and vetting process, as is evident by our Guaranteed Rent Offer, there are occasions where tenants become an issue. Under the traditional management package, we will assist in every way we can - whether that’s advising on the eviction process or introducing solicitors to carry it out.

    With the guaranteed rent offer, it’s on us. The rental guarantee stands even in the event of a non-paying tenant.

  • We maintain meticulous records of all income and expenses, segregate security deposit accounts as required by law, provide detailed monthly ledger reports to owners, furnish annual reporting statements, and retain records securely for at least 3 years.

  • Our rental guarantee offer is typically between 2 to 5 years. However, there are scenarios where a shorter, or longer, agreement is commercially viable for both us and the landlord.

  • We start advertising and showing a unit as soon as we receive notice from a vacating tenant. Fast marketing, coordination, and comprehensive tenant screening allow us to minimise vacancies and quickly secure new tenants.
